Tariffs include linen, towels, central heating,
electricity and welcome pack. There is no winter fuel
charge or booking fee. We are in the process of
setting up online availability but in the meantime

Booking periods
Cottages are let on a weekly basis all year round and
short breaks are available in mid and low seasons. We may
be able to offer short breaks during high seasons. Please
refer to the
reservations page for details.

If you are pregnant, have high blood pressure or
any cardiovascular condition or on medication please
consult your doctor before using the spa.

Alcoholic beverages must not be consumed before
of during use of the spa.

Food must not be consumed in the spa
-
Bathroom towels must not be used, towels will be
provided or you may use your own.
-
Children must be over 5 years old to use the hot
tub and only with adult supervision.
-
The temperature is normally set at 38C and for
children this should be reduced to 30C.

Suncream and skin products must be removed
before entering the spa.
-
Hot tub lid must be kept on when spa not in use.
-
Soap, shampoo or other cleaning products must
not be used
-
The hot tub is private to Forest
Cottage and is included in the tariff
-
Should the hot tub be unavailable due to a
technical fault for more than 2 days during a stay
then a refund will be given on a daily pro-rata
basis of the difference in tariff compared to that
of Forest Byre for the same date period.

Any damage caused by misuse must be paid for.
Non-Smoking
Policy
Party Venue
Kennelling per night per dog
Dogs must have been
wormed and treated for fleas within 1 month of arrival
and be up to date with vaccinations. Proof of this (eg
certificates, dated receipts) must be provided on
arrival. Most veterinary practices will administer flea
products and wormers at cost price.
Please note that all dogs remain the responsibility
of their owners at all times. Liability is not assumed
in any way whatsoever by the proprietors.
Livery per night per horse
Please note that all horses remain the responsibility
of their owners at all times. Liability is not assumed
in any way whatsoever by the proprietors.
Catered dinner (minimum of 4 people)
Booking Terms
An agreement incorporating these terms and conditions is
formed when you make a booking by telephone, post or
email.
Payment
• A deposit of 50% is payable within 5
days of making a booking else the booking will be cancelled.
• The balance of the cost of the holiday is due 6
weeks before you arrive.
• A post dated cheque for the balance
can be sent with the deposit to be cashed at the
appropriate time.
• Cheques payable to Forest Cottages
• We will not send you confirmation that your payments
have been received unless you request this specifically.
• If payments are not received when due we reserve the
right to re-let your week without informing you.
Credit and Debit Cards
We
can accept
the following debit and credit cards for payments: MasterCard, Maestro, Visa,
Electron, Solo, JCB subject to the following charges:
• Debit Cards: No charge
• Credit Cards: 2% transaction fee
• American Express: 3.5% transaction fee
Cancellation and insurance
• Once you have made a booking, you have entered into a
legal contract, even if you have not paid a deposit.
• The deposit is non-returnable
• If you cannot take your booking for whatever reason you
should inform us immediately.
• If you cannot take your booking we will try to re-let
the cottage but if the cottage cannot be re-let you will
be liable to pay the full cost of your booking, even if
you cancel before paying the balance.
• If we succeed in re-letting the cottage we will refund
the balance paid.
• Since you might be liable for the full cost of your
booking if you cancel, we strongly recommend that you take
out cancellation insurance for your holiday.
Arrival
• Your cottage will be ready for you from
3 pm on the day
of your arrival unless otherwise agreed in advance.
• Please let us know if you will be arriving after 6pm.
Parking
• We have allocated space for 2 vehicles per cottage but
additional space may be available in the Guest House
parking area.
Key arrangements
• One key to the front door of each cottage is provided on
arrival.
• Please collect your cottage key from the Guest House
between 3pm and 6pm and similarly return your cottage key
to the Guest House on departure.
Biological products
• We do not have mains drainage so please do not use
biological washing products.
Departure
• Please vacate your cottage by 10am on the morning of
your departure.
• The gap between departure and arrival times enables us
to thoroughly clean the cottage however we do expect our
cottages to be left in a clean and tidy condition (ie
plates / cutlery put away, fridge emptied and cleaned,
worktops wiped down, floors swept,
rubbish and recycling bagged and put out.
Dogs in
cottages
Please refer to the page on
pets for details of our terms concerning dogs staying
in cottages.
Damage and breakages
• You are responsible for paying to remedy any breakages
or damage you cause to the cottage and its contents.
Please report these as soon as possible and before you
leave or we reserve the right to send you an invoice which
will include an administration charge.
• Occasional damage and breakage is unavoidable and for
this reason we do not normally charge for minor breakages
(e.g. glassware, crockery) provided these are reported
before you leave (there is no need to report minor
breakages immediately).
Complaints
• Should you find any faults or problems with the cottage
or have any complaints during your stay please advise us
of these immediately (rather than at the end of your stay)
so that any appropriate action can be taken.
Unavailability of cottage
• We will cancel your holiday only if the cottage is
unavailable for reasons beyond our reasonable control or
(because this is a family-run business) in extenuating
family circumstances.
• We will attempt to offer you alternative accommodation
either with ourselves or other accommodation providers in
the area. If this is either not possible or is
unacceptable to you then we will refund to you all monies
paid for your booking. Our liability to you will not
extend beyond this refund.
Website
• We make every effort to ensure that the information and
cottage descriptions contained on our website and accompanying leaflets are accurate but we
reserve the right to make changes and we accept no
liability for minor inaccuracies.
Liability
• Our liability for damage, loss or
injury including loss or damage to vehicles and their contents
and to the personal possessions you bring with you is excluded
as far as permitted by law.
• All play equipment must be supervised by an adult at
all times and is used at own risk. The proprietors accept
no responsibility or liability for any injury or loss
resulting from the use of the play equipment.
• All guest pets remain the responsibility of their owners at
all times. Liability is not assumed in any way whatsoever by the
proprietors for pets belonging to guests.
Your stay
• We reserve a right of access to the cottage at any time
during your booking.
• For insurance reasons bookings are not interchangeable.
For the same reason the property should not be sub let nor
should the number of persons in occupation exceed the
sleeping accommodation provided.
Games Room and Stables
• We keep our ponies in the stables. Please do not enter
any stalls at any time.
• The games room is open from 10am to 9pm.
• It is not possible to provide heating for the games
room.
• Please do not feed any animals unless authorised by us.
